Jobdescription

AsamemberoftheExxelTEAM,theProjectManagerisresponsibleformanagingallaspectsofoneormoreconstructionprojectsfrompre-constructionandprojectset-uptocloseoutanddeliversprojectssuccessfullytocompletion.Worksdirectlywithmanagementteamtocreatethebestoverallcustomerservicepossible.Responsibilitiesincludeworkingcloselywithcompanymanagement,overseeingtheon-siteprojectteam,accountablefortheprojectbudgetandjobcost,subcontractorsandsubcontracts,andmaintainingstrongrelationshipswiththeClientandotherprojectconsultantsandteammembers.

EssentialFunctions

• Capableofbeinginvolvedineveryphaseoftheprojectincludingpre-construction,start-up,andclose-out.
• Participateinredlinereviewofconstructiondocumentsincludingarchitecturalandstructuralcoordination.
• Request,reviewandtrackvalueengineering.
• Assistswithestimatepreparation:SendoutRFPs,compileandreviewsubbids,writeand/orreviewbidsummaries,prepareprojectbudget
• AssistwithassemblyoftheOwnerContractandcreatecontractexhibits.
• ReviewandmanageprojectschedulewithprojectSuperintendent.
• Projectsubcontractorandsupplierbuy-outbasedonscheduleand/ordesignpriorities.
• Set-upprojectjobcostphasecodes,ownerbillingScheduleofValues(SOV)andrelatedpaperworkforcomputerentry.
• Completemonthlyjobcost/profitabilityprojections.
• OversightoftheProjectEngineers(PE)dutiesincludingsubmittalprocessing,RFIandCORpreparation.
• Prepareand/orreviewChangeOrderRequests(COR)priortosubmittaltotheOwner.
• Negotiateandwritesubcontractorchangeorders.
• Prepare,inconjunctionwithaccounting,monthlyapplicationsforpaymenttotheOwner.
• Reviewssubcontractorinvoicesandbillingsforapproval.
• ConductweeklyOwner,Architect,Contractor(OAC)meetings,sitestaffmeetingsandMechanical,Electrical,PlumbingandFireSprinkler(MEPF)designandcoordinationmeetings.
• Resolveissueswithsubcontractorsandsuppliersnothandledinthefield.
• Monitor,withSuperintendent,projectstaffingandlaborneedsduringthejobprogress.
• Assisttheprojectteamasneededtoachievetimelyprojectcloseoutandturnoverwhilemeetingqualityexpectations.
• StrongcommunicatorwithExxelmanagementandprojectteam.
• Communicatesandworkscloselywithsafetyandqualitycontrolteamtoensurefullcomplianceonthejobsite.
