Title: Property Management Associate
Pay Rate: $21-23/HR
Hours: 8-5 or 9-5 M-F
Location: 165 Broadway Ave, New York-
Day to day tasks | Responsibilities:
Angus:
Managed and processed all billable work orders, including freight, loading dock use, HVAC requests, hot and cold calls, utilities, and rent statement charges.
Closed all work ordersbillable and non-billablewhile ensuring accuracy and timely completion.
3rd party rebill work orders ie. Trash/meter calibration etc.
Send out taxes when directed
Verified all work orders to confirm correct coding, documentation, and billing details.
Coordinated the monthly close-out process: finalized work orders, submitted required reports to the Brookfield Accounting Department, reviewed Yardi final reports, uploaded data into Pulse and upload into Brookfield system, and billed tenants individually.
Submeter electric chilled water and steam and cold-water billing from Utilivisor and look/verify and request upload into Angus and make sure upload is completed. Then bill tenants.
Pulse:
Retrieved and uploaded required departmental documents into Pulse, ensuring complete and compliant keeping.
Maintained and updated the Tenant Tracker for accurate tenant information and service history.
P2P:
Manage and create in p2p all vendor contracts, including tracking terms, renewals, and compliance documentation.
Tenants Kinsley:
Prepared and maintained the Tenants Kinsley Report for internal use and reporting needs.
Administrative Tasks Checklist:
Send out tenant letters
Type engineering letters/test/ fdny
Work with Managers on license tenants and their renewals
Enter annual prices for Angus billing with increase when given by Corp.
Gather pricing of parts from Engineering and Locksmith for prompt billing
Attend monthly accounting meetings to verify arrears
Software skills:
- Knowledgeable with Angus, Pulse, P2P and Tenants Kinsley
Experience: at least 1-2 years for property management and/or related field
Interview: 1-2 in-person interview
